What does a new roof cost in Christchurch?

What moves the number

Size and pitch. Area drives material; pitch drives labour and safety setup. A steep roof is slower and needs more protection than a walkable one.

Access. Two-storey homes, tight sites, and anything a truck can't get near all add scaffold and handling time.

What's coming off. Heavy concrete tile costs more to strip and dispose of than iron; asbestos cement adds licensed removal, monitoring and certification.

What we find underneath. Rotten purlins, borer-ridden sarking and rusted valleys can't be seen until the roof is open. We include a realistic allowance and price the common discoveries up front, so surprises are the exception.

Details and penetrations. Chimneys, skylights, flues, solar mounts and box gutters each need flashing work. A roof with a dozen penetrations costs more than a clean gable of the same size.

  • Same scope? Scaffolding, disposal, underlay, flashings and GST should all be explicit in every quote you compare.
  • Allowances stated? A quote with no purlin/timber allowance becomes a variation the day the roof opens.
  • Who does the work? Ask whether the person quoting will be on the roof, or whether the job is sold and subcontracted.
  • Licensed and insured? LBP number and public liability insurance are the minimum. Ask for both.

A low quote that excludes scaffolding or disposal is not a low quote. Also confirm the installer is a Licensed Building Practitioner and carries public liability insurance.
